Developers wants Sales, People wants Houses or Places to Stay. But Banks are Slashing Margin like Fruit Ninja, Rejecting more than half of the Applications for loans, with the latest Approval figure at 47% only. That means for every unit, the Developer has to sell twice or three times before a sell if done.
All this leads to the current situation of Many Creative Strategies for you to own a home. Want to pay a deposit and nothing until 3 years later? Check. Want to pay your deposit and split the rest in 36 months? Check. Hate to pay interest during construction? Check. So good meh. Ya lah! So lets check it out!
- Selangor Dredging Berhad (Reside and Purchase)
In RAP program or as I called it Stay Now Pay Later, you will place only 5% down payment on the selling price of the property, then you signed the “sales document” move into the home immediately. You will then have to settle the loan differential for up to 36 months in zero-interest instalments. After the end of 36 months then you get a bank loan to pay off the balance. If you are on your 3rd housing loan, mean you only pay 5% and pay a “rental” that will be credited to your account to offset then remaining 25% in 36 interest free. It also means you can build up your income in this period and get a loan near the 36 months stipulated period. And lastly whats to stop you from selling your other property during this period, and you can actually get a higher margin loan like 90%? Borrow from the bank and get extra cash? Sign me UP!
- IOI Properties (Buy Now, Pay Slowly)
IOI Properties has a buy now, pay later scheme. Under the scheme, if you obtains an 80% loan on the property, you are allowed to stagger the payments for the remaining 20% for a stipulated period. So you basically can pay only 1 instalment in the 20% if you qualify for a 80% loan. What a Deal! - Mah Sing Berhad (RM8,888 cash rebate)
Mah Sing has an ongoing Chinese New Year special that gives buyers an additional RM8,888 cash rebate when you purchase any of the group’s participating properties. The offer is on top of the rebates, discount and incentives already given by the Developer! One of the projects in Ampang have a 25% discount! Even though this cash rebate has expired but if you fancy one of their projects Pay Attention. - There are lots more on the market especially on the Selangor and KL and Johor properties so keep your eyes and ears on the ground.
