How to Counter Oversupply of Condos in KK in 2016

I would say 2015 Property Market is a bit Slow for KK after the Super Booming period of the last few years. But 2016 is going to be the best market for Tenants in KK ever. Why? Because there is going to LARGE supply of Houses going to and already just OC in 2016. Let’s see:
Lido 4 Season – 840 units
Ashton Tower – 391 units
Jade Residence – 135 units
Bay Residence – 80 units
Bay 21 Condo – 150 units
Riverson SOHO – 152 units
The Loft C, D, E – 110, 80, 176 = 366 units
Suritz Condo – 128 units
The Light Residence – 228 units
Lido Avenue – 228 units (not a typo this no very “ong”)
Tropicana Landmark – 149 units
Golden Gate Condo – 52 units
Crystal Heights – 95 units
Jing Yuen Condo – 64 units
Thats about 2700 units!! and that’s not counting the landed and some older condos and apartments that are going for the same market, which is the middle rent market (1500 to 2300 per month). Some of these older apartments and condos is in a better location and surrounded by good amenities like schools, banks, supermarkets and restaurants, like Alam Damai, Indah Court, Asoka Court, Hilltop Apartments etc.
What do you need to do if you already bought into the development I mention above? In fact I have invested in one of them, my strategy can
be summarised by 3 things. Cheap, Quick and Nice.
Cheap as in Cheaper than your competitor by 5% or special discount for tenants who rent from you long term, strong backgrounds( Also Depends on how desperate you are..)
Quick as in being the one who can get the renovation done ASAPPP… don’t worry too much about small defects from developers as a loss in few months rents could cost you a lot more than that. Get it on the market QUICK!
Nice as in giving something extra to stand out from the competitor like putting in a dryer instead of just a washing machine because a lot of the condos nowadays don’t get enough sunlight or have no balcony or yard. Just a little bit of extras can make your unit more attractive than your competitors.
Remember Tenants can Lots of Options but you still have to pick your tenants! Bad tenants are worse than cockroaches!
