There is No Property That Cannot Sell
Property Strongman Tan Sri Liew Kee Sin (whom I think its a true property man and respect very much) said recently during a talk “When its time to sell you sell, when its time to buy you buy“
He also said, “Sometimes you have to sell your best assets first cos the not so good ones wont sell. You sell to fight another day“
I have to agree with him on both of these statements. You can wait and wait and wait for the “right” buyers since none of them would match your asking price. Or you could adjust your expectation and cash out of the deal as I think most INVESTORS (people who buy and hold longer than a short term flipping speculators) who have bought it a few years ago would have made a handsome gain of a 300 to 400% to 1000% in these years. Oh, by the way if you wondering how I calculate 300 to 1000% its because I only use my seed money to calculate my returns, Cash On Cash Return.
A lot of you out their who are trying to cash out please do so Quickly as I have mention on my previous article there will be huge incoming supply of properties coming into the market.

FOR QUICK SALE
– Touch up your property so doesn’t look like a haunted house.
– Priced it at the market rate, buyers have caught on and no longer that stupid, that they would buy at any price you set. Good luck to those who set the price sky high!
– Get a few good agents to market your property and follow up on it. Don’t expect your property is the only ones they are selling.
– Be flexible in your negotiations. Some may give you a lower offer but might be more Qualified and Most Important of ALL got his or her LOAN APPROVED. You can wait but remember buyers got lots of choices now.
-Don’t give up too soon. Continue advertise and create awareness, I only got my apartment sold recently after 3 months on the market.
Lastly, I would like to end with this wise quote from one of my Mentor,
“There is no property that cannot sell, see you sell at what price only lah”
True enough my property got sold 40k below my asking price but I have already made 1000% return on my initial investment.
