Condos are better than Landed Now. What?

Ya, I can see people waiting to comment before reading this article. No way! Does this guy knows what he is talking about? Maybe.
Lets talk the strong points of investing in a condo
1. Its more secure and safe
It is a known fact Malaysia have become a very safe place… for criminals. The NO.1 concern of most house buyers surveyed state safety as their top priority. Condominiums have the advantage of the 3 layers of security namely boom gates, the lobby access, card access and of course the in house security with CCTV of course. And then there is the nature barrier of entry, because there is usually 1 access door into your unit means as long as that is secure, barring any spidermans , you are pretty safe to be a couch potato. Contrary to a Landed house there is just too many access points, to many ways to get inside your house.
2. Rental Yield
Condos rentals have always being higher than landed houses, dont ask me why, just do some research, and you will know a 1090sf Alam Damai would rent for RM2000 Fully Furnished, RM1.8psf compare to a landed terrace home in Foh Sang 1800sf would rent for RM1800 Fully Furnished RM1psf. For higher end condos this is even more so like Peak Vista, would go for RM3500 1293sf, whereas Golden Hill with its superior space of at least 2000sf built up and not to mentioned 2 carparks would only go for around RM3000 per month.
3. Better Views
I dont know about you, but waking up to a spectacular seaviews is of the best ways to start your day, and I dont get bored of it. By definition of landed, most of them are on the flat land and not high ground,(they are some on the high grounds around Shangrila estate and Fung Yih Ting road but there aren’t many could stay there) hence your views is essentially your immediate surroundings, usually a park or a lake would be a bonus but more often than not its your neighbours.. hmm..
4. Less Hassles and better facilities
Tenants usually are renting because they are from out of town or from expats or just plain lazy, many people nowadays dont know how to take care of gardens or have the luxury of time to enjoy the grass. So condos is the easiest option, you get to enjoy the gardens but you dont have to do any work. Going on a vacation in condo is locking the pressing the lifts; Going on a vacation in a landed house is a complicated procedure much like brain surgery. Lock the windows, lock the doors, lock the grills, lock the gate, side door, put on the alarm, set the security cameras, if you have a pet then look for somebody to take care it while you are away. The list is pretty long. Plus you have many more facilities than a typical landed house, swimming pool and gyms and BBQ pit and even a sky garden.
5. Better Location, less commute time
Condos are usually located in a area where there is a lot of demand for housing but land is expensive, and so in order to maximize profits developers would think, “Why built only a row of terrace when you are built 20 rows of it?” So they built UP. With the escalating land cost, very few developers would built landed houses in a prime location, even with they would, it will be very very highly priced to justify their land costs. So in order for you to wake up 15 minutes before you go you are going to work, you go to stay in a condo.
6. Less renovation cost
This is because condos usually comes with a few stuff like laminated floorings, air conditioning, sometimes dry and wet kitchen, so its minimal downtime and save money on to do the decor you like, unlike landed where you will have to start from the entrance of the house, like tiling the carpark area, the gate, the fence, the garden lights, the roof etc, which condos dont have to pay upfront (maintenance fee takes care of this usually)
7. Cool factor
Sometimes its just cool to stay high up in the air, so to speak. Staying high up and getting amazing views every morning is just a cool way to wake up, for me anyways.
Of course, some people just prefer landed no matter whats the reason you gave them. The reason 9 out of 10 times is, you owned the land that you are staying at, and its nice to have dirt in your feet. And I cant argue with that, but if you look at the changes of the lifestyle of the new generation, they no longer wants to spend so much time at home, more outdoor time for entertaining and going for adventure.
